Fiera Real Estate and Angle Property secure residential planning in Shepperton
Fiera Real Estate (“Fiera”) and Angle Property (“Angle”) have secured outline planning consent for up to 80 new homes at its 11-acre site, Bugle Nurseries in Shepperton. The scheme will provide 50% affordable housing alongside 6 acres of public open space, all within easy walking distance of Upper Halliford train station and Shepperton town centre. The site was partially released from the Green Belt through the recently adopted Spelthorne Local Plan, which allocated the land for residential development.
This approval follows the refusal and subsequent dismissal at appeal of a similar application in 2023. However, in light of changes in government policy, updates to the National Planning Policy Framework (NPPF) and renewed progress on the local plan, Angle resubmitted the application in December 2024, ultimately securing consent.
Bugle Nurseries was purchased by Angle Property in 2017, through Fiera’s Residential Land Partnership (“RLP”), a fund managed by Schroders Real Estate (“Schroders”). RLP was launched in October 2017 to help address the significant undersupply of housing across the UK whilst generating strong returns to investors through the acquisition and transformation of sites for residential development.
The site is now being marketed for sale through CBRE.

The site has been a challenge with multiple applications refused on the casting vote of the planning committee chairman since the acquisition in December 2017. The local plan process has been particularly drawn out and stop-start, since our acquisition in 2017 and culminating in adoption of the plan in March 2026.”
