At Fiera Real Estate UK (“FRE UK”), we have a business model with our very own secret sauce which ensures our success: our Operating Partner network. FRE UK has a 33% shareholding in eight highly active property companies based in and around London (x2), Buckinghamshire, Cambridge, Bristol, Leeds, Birmingham and Edinburgh. This model provides companies with start-up capital, management expertise and an active non-executive role.
Our Operating Partner network provides FRE UK with access to skilled, knowledgeable, and entrepreneurial developers around the UK, who we work alongside to produce modern and sustainable real estate. Our Operating Partners have extensive experience in our focus sectors, with many of them specialising in industrial and residential developments.
The Operating Partners’ strong local presence and long-standing relationships with local occupiers, agents and corporates is an integral element to our access to deal flow, which is largely unrivalled by other managers. Throughout 2021, the UK commercial real estate market transacted c.£57billion and, through our extensive market coverage, c.£19billion of these transactions were reviewed by FRE UK, meaning that 1/3 of all available UK commercial real estate transactions over the past year were accessible by the FRE UK network. The majority of these acquisitions were also acquired off-market, or during limited marketing, owing to our Operating Partners’ local presence. How’s that for coverage?
Last year, the FRE UK network completed on £257m of acquisitions and £328m of disposals across the course of the year, as well as delivering 3.5m sq. ft of logistics / industrial space* and achieving consent for, or developing, 720 residential units.
As expert developers and asset managers, the Operating Partner network is comprised of professional deliverers of positive Alpha risk, creating capital returns, higher than the market’s Beta style returns. This includes specialist technical knowledge to create best-in-class real estate which offers cutting edge sustainability credentials and features, such as BREEAM Outstanding rated buildings and net-zero carbon developments.
