Following pre-application consultation with the local community, Angle Property has submitted plans to Dacorum Borough Council to redevelop a section of previously developed land off Hempstead Road with a small high-quality development of new homes.

The brownfield area of the former Rectory Farm where the new homes are proposed has for many years been used for industrial and storage purposes. In recent years the buildings have fallen into a state of disrepair with a number recently destroyed by fire.

Angle propose to redevelop the previously developed part of the site with a compact development of 55 attractive high-quality family homes, including 15 apartments. The proposals would see the demolition and clearance of the existing structures and a clean-up of the site in physical and environmental terms and enhanced landscaping on site.

The proposals by Angle will include predominately 2 and 3 bedroom new homes, including 35% policy compliant affordable homes and generous parking levels. A new play area will be incorporated into the new development and improved facilities for the Transition in Kings community farm. The proposed development has also been carefully positioned to ensure the amenity of neighbouring properties is respected and the proposed development would be two storey and in keeping with the character of Kings Langley.

Prior to submitting its plans, Angle consulted with the local community, including holding a public exhibition in July 2018. Angle has also undertaken pre-application engagement with the council, meetings with councillors, Parish Council and the Residents Association.
